The manufacturing plants of Haarmann & Reimer, a producer of fragrances and essences in Nördlingen, are bursting at the seams. Building something new and moving seems imminent. Then in 1995 the decision is taken: to move the whole site to an industrial area in the southeast of the city. On an area of more than 3 hectares Haarmann & Reimer intend to erect buildings for logistics and the mixing and bottling of the products. They also need a high-rack warehouse, energy and technical equipment buildings, and then a storage tank. Roads and car parks have also to be built. Planning is done by an architect's office for building construction. They sort out planning for site development and place the order for this with HPC.


HPC divides the project work into two sections:


1. Foundation soil report


To get an overall idea of the situation, HPC's engineers and geologists prepare a foundation soil report. We investigate the nature of the foundation soil and the ground-water situation. On this basis the architects make their plans. With the plans in hand we are able to outline the foundation concept for the individual buildings in a detailed foundation soil report. In the face of the difficult nature of the soil and the necessity to rule out any settling of the buildings we have no choice but to recommend the laying of foundation stones over drilled-in piles. We then accompany the invitation to tender for the work to be carried out. Beside competent execution of the work, price-conscious implementation is as always at the focus of attention.
2. Development Planning

In connection with the site development the drainage planning of roads and car parks is particularly challenging. Even while prospecting the foundation soil we found out that the low position of the area would be problematical. During the construction phase the pipe system ditches would be filling with water. HPC weighs various possibilities. The most favourable solution is the elevation of the whole plot. In the further course of events, HPC takes on the function of mediator between plant planners and architects on one side and the city of Nördlingen on the other. So we are in a position to early recognize conflicting stances and requirements and are able to mediate.

Services provided by HPC

In the course of the project HPC provides the following services:
-basic investigations
-authorization planning
-preparation of placing
-site management
-construction monitoring

These services comprise service phases 1 - 7 of the HOAI, the regulation on architects' and engineers' fees. HPC plays a decisive role at all stages of the project. We ensure an uninterrupted flow of communication helping us, in spite of unforeseen obstacles - we hit upon undocumented field drainage - to carry out this project keeping to the schedule. Haarmann & Reimer now have got modern manufacturing plants, all geared up for the future. The company may go on expanding.
